We set the Standard

We are the standard for general inspections. Since forming in,1994 in the greater Los Angeles areas, and we are responsible for many firsts in Southern California.

Our inspection reports include color photos to allow the client to use their report as a reference for items needing service or repair: in obtaining estimates, negotiating for credits, and calendar projects.

The reports we deliver have detailed, clear information on each page, and as a whole, give the overall picture of a property’s current condition. Along with recommendations so clients can decide and act in their best interests. See a sample report (https://www.chimneycheck.com/assets/img/chimney_sample_report.pdf).

The original one-stop-shop for multiple property inspections. Call or email us today to receive quotes and schedule the inspections your property needs. An extra service we offer is the vetted contractor referrals we give.

We offer additional service to those clients who need extra service, for specific types of transactions or faster timeframes. Treating each client as a very important person is important to us.

Knowledge is the key to leveraging one’s power of decision. It contains knowledge of inspections, the process, and each of the roles involved in the inspection and disclosure process for property inspections.

Whether delivering classes to a Realtor association or a real estate broker office, you can find our General Manager, Chris Griffin, sharing crucial information regarding inspections, the process, and disclosures that is key to successful sales. Contact our education department ([email protected]) for more info.

Real estate is a team sport, and as a member of the team of professionals needed for property transactions, we support and are present in the real estate communities and associations across Los Angeles. We stay current regarding changes to the industry itself.

Helping Homeowners With Chimney Inspections

We will examine the entire inner & exterior surfaces of the chimney, and all chimney accessible areas. Our chimney inspectors perform a Level 2 inspection, which is comprehensive, and strongly advised for home buyers in the Los Angeles area.

Earthquakes, settling, and usage can lead to cracks, creosote buildup, or deterioration that will not be discovered without an interior chimney scan.

  • Animal Nesting

Animals can get into flues, including b ut not limited to birds, cats, bees, and racoons.

  • Creosote Buildup

Creosote is a tar-like substance that sticks to the walls of a chimney when wood is burned. It is flammable, and temperatures can reach in the range of 2000 degrees, if a chimney fire occurs

  • Internal Flue Damage

  • Gaps between flue liners

  • Earthquake Damage

Earthquake shaking can leave hairline cracks in your chimney which cannot be seen with a general home inspection. Cracking can occur over time as well with settling.

  • Damaged Masonry Chimney

  • Disconnected and Sometimes Missing Chimney Components

  • Improper Installation

Maximize The Opportunity

You are encouraged to do your own investigations of the home you are under contract to purchase. If it has one (or more) chimneys, it is worth knowing their present condition. Many home sellers know little to nothing about the inside of their chimney and fireplace system and may have never had the system inspected.

A general home inspection will include a general chimney inspection in which readily accessible portions of the chimney are visually inspected. However, this superficial inspection cannot reveal the inner workings of the chimney that may pose a risk or require costly repairs.

The National Fire Protection Association (NFPA) states:

“A Level 2 Chimney Inspection shall be conducted upon sale or transfer of property. ”

(see the NFPA 211: Standard for Chimneys, Fireplaces, Vents, and Solid Fuel-Burning Appliances publication.)
