Homeowners Turned Sellers

We proudly work with homeowners to help them discover hidden defects or issues that could lead to bigger, urgent problems if left unaddressed. Chimney repairs properly can be costly, depending upon its condition. Get the information about your chimney before having to get any repairs, if you have the inspection done in time. Thinking about selling your home? We recommend beginning with home inspections to avoid costly surprises when under contract with a buyer. Address any issues found on your terms, or don’t address them. Price your home accordingly and disclose the findings (and/or repair) to prospective buyers, so the right buyer can make an offer.

Helping Homeowners With Chimney Inspections

We will examine the entire inner & exterior surfaces of the chimney, and all chimney accessible areas. Our chimney inspectors perform a Level 2 inspection, which is comprehensive, and strongly advised for home buyers in the Los Angeles area.

Earthquakes, settling, and usage can lead to cracks, creosote buildup, or deterioration that will not be discovered without an interior chimney scan.

  • Animal Nesting

Animals can get into flues, including b ut not limited to birds, cats, bees, and racoons.

  • Creosote Buildup

Creosote is a tar-like substance that sticks to the walls of a chimney when wood is burned. It is flammable, and temperatures can reach in the range of 2000 degrees, if a chimney fire occurs

  • Internal Flue Damage

  • Gaps between flue liners

  • Earthquake Damage

Earthquake shaking can leave hairline cracks in your chimney which cannot be seen with a general home inspection. Cracking can occur over time as well with settling.

  • Damaged Masonry Chimney

  • Disconnected and Sometimes Missing Chimney Components

  • Improper Installation

Metal pre-fabricated chimneys can be improperly installed, leaving gaps in the flue line, creating a fire hazard.

Our Process

We perform Level 2 inspections, as defined by the National Fire Protection Association (see nfpa.org for more info).

Level 2 inspections go far beyond what can be performed in a general home inspection. Our inspectors use state-of-the-art video equipment to inspect the interior of the chimney system to find any dangerous cracks, obstructions, installation defects, or issues that could pose a risk to property and life.

After the inspection is complete we can also provide Opinions of Probable costs for repairs.
